The first place to start on any project is to determine whether there is the presence or potential presence of a Recognized Environmental Condition (REC) on a property. Before any visit to the site or physical testing, we research the historical use of the property. This research can determine if any further, more in-depth investigation might be necessary to legally protect its owner(s) and can be used to determine potential contaminants on a site and to guide testing in future phases.

Many to most of our competitors delegate Phase I ESAs to their least experienced staff in order to keep prices competitive. As a result, these Phase I ESAs might be inadequate in both content and scope.

  • The ASTM E1527 standard allows for 20 days to complete a Phase I ESA.
